To provide relief from the provisions of By-law 2523, as amended, to permit a reduced minimum exterior side yard of 2.42 metres, increased maximum lot coverage of 34.00%, increased maximum building height of 11.43 metres, reduced minimum front yard setback to porch and stairs of 7.66 metres, reduced minimum rear yard setback to deck and walkout of 5.49 metres and reduced minimum rear yard setback to the second storey balcony of 6.97 metres to accommodate the construction of a proposed single detached dwelling.
