Privacy Policy

We collect information you provide directly — such as your name, email address, phone number and message when you contact us, submit an enquiry, or request information about a property, school or neighbourhood.

We also automatically collect limited technical information — such as IP address, device and browser type, pages viewed and approximate location — through cookies and similar technologies, to operate and improve the site.

If you create an account, we collect your email address and, optionally, your name, and we store the homes you save. Your password is handled by our authentication provider and stored only in encrypted (hashed) form — we never see or store it in plain text.

We use personal information to:

respond to your enquiries and provide real estate services; send information you request; operate, secure and improve the site; comply with our legal, regulatory and real estate board obligations; and, where you have consented, send you relevant updates. You may withdraw consent to marketing at any time.

If you include a phone number with an enquiry, we may send you a text message replying to that enquiry, and at most one follow-up if you enquire again. Submitting an enquiry does not sign you up for text-message marketing, alerts or promotions.

When you create an account, we use your email to verify it, sign you in, and send account-related messages (such as confirmation and password-reset emails). The homes and searches you save are visible only to you and are used to provide that feature. Account data is stored on our behalf by our hosting and authentication provider (Supabase), under contractual safeguards.

You can remove saved homes at any time from your account. You can delete your account and the personal information linked to it yourself — on the website under Account → Settings, or in the DistrictIQ app under Account → Delete account — or by contacting us. How to delete your account explains what is deleted and what we are required to keep. We send marketing or promotional email only with your consent, and you can unsubscribe at any time.

Essential cookies keep the site working (for example, keeping you signed in). We also use analytics to understand how visitors use DistrictIQ and improve it: Google Analytics (aggregate usage) and Microsoft Clarity (session analytics, including heatmaps and recordings of how pages are used). Analytics is on by default — we rely on your implied consent for it. You can turn it off at any time in Cookie Preferences, which is in the footer of every page, in the legal disclosures on listing pages, and in the legal bar on the map. Your choice is remembered on that device and applies immediately.

Advertising and measurement pixels — including the Meta (Facebook) Pixel and Google Ads — are different: they are off unless you switch them on, and we never load them without your express consent. You can also control cookies through your browser settings. We do not sell your personal information.

The DistrictIQ app for iPhone and Android uses the same account as the website, and this policy applies to it. Your sign-in session is kept in your device's secure storage (the iOS Keychain or Android's encrypted storage). Homes you save before signing in, and homes you have recently viewed, are stored only on your device; when you sign in, the homes you saved are added to your account.

If you turn on notifications, we store a notification token for your device, a random identifier the app creates for that installation, and which alerts you asked for, so that your alerts reach that device. Notifications are delivered through Expo's notification service and Apple's or Google's push service, and do not include a listing's address or price. We delete the token when you sign out, turn notifications off in the app, or delete your account.

Enquiries you send from the app reach our brokerage in the same way as enquiries from the website, and are not shared with Meta or any other advertising partner. The map in the app loads map images from OpenFreeMap, which, like any website you load, receives your device's IP address and the map area requested.

The app does not access your location, contacts, photos, camera or microphone; does not use your device's advertising identifier; does not track you across other companies' apps or websites; and does not currently collect usage analytics. If that changes, we will update this policy first.

Property listings are provided by the Toronto Regional Real Estate Board (TRREB) and PropTx under the Internet Data Exchange (IDX) program and are governed by their terms. School and assessment data is sourced from public bodies including the Ontario Ministry of Education, EQAO, Ontario Open Data and the local school boards. These sources are not controlled by DistrictIQ and have their own terms and privacy practices.

Where you register and confirm a bona fide real estate interest, we may give you access to sold and closed listing information under the Toronto Regional Real Estate Board (TRREB) Virtual Office Website (VOW) program. Accessing this data establishes a broker-consumer relationship with DistrictIQ Inc., Brokerage. We record your acceptance of the VOW terms — including the date, the terms version, and technical details such as your IP address — to evidence that relationship, and we keep an audit log of VOW data access as required by the TRREB / PropTx VOW rules. We treat any personally identifiable information contained in VOW data as personal information under PIPEDA, use it solely to provide you real estate brokerage services, and do not sell, redistribute, or otherwise repurpose it. We may share your personal information with TRREB / PropTx (the Association) for auditing and legal purposes as required by the VOW rules.

We may share personal information with service providers who help us operate the site (for example, hosting and email), with our brokerage personnel to respond to your enquiry, and where required by law or by our regulatory obligations (including the Real Estate Council of Ontario). We require service providers to protect your information and use it only for the services we engage them to perform.

Some of our service providers store or process information outside Canada, including in the United States — for example Google (analytics), Microsoft (Clarity session analytics), Meta Platforms (Facebook Pixel advertising measurement), EmailJS (which delivers your enquiry to our brokerage), Twilio (which delivers our text-message reply to an enquiry and passes any text you send back on to us), Supabase (account hosting and authentication) and Expo (which delivers notifications from the DistrictIQ app). While information is in another country it may be accessible to courts, law enforcement and regulatory authorities there under that country's laws. We use providers that apply contractual and technical safeguards, and we limit what is shared to what each service needs.

We retain personal information only as long as necessary for the purposes above or as required by law, and we use reasonable administrative, technical and physical safeguards to protect it. No method of transmission over the internet is completely secure.

We may update this policy from time to time. The "last updated" date above reflects the current version, and continued use of the site means you accept the updated policy.
