DistrictIQ Inc., Brokerage ("DistrictIQ", "we", "us") respects your privacy. This policy explains what personal information we collect, why, and how we handle it, consistent with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA).
Information we collect
We collect information you provide directly — such as your name, email address, phone number and message when you contact us, submit an enquiry, or request information about a property, school or neighbourhood.
We also automatically collect limited technical information — such as IP address, device and browser type, pages viewed and approximate location — through cookies and similar technologies, to operate and improve the site.
If you create an account, we collect your email address and, optionally, your name, and we store the homes you save. Your password is handled by our authentication provider and stored only in encrypted (hashed) form — we never see or store it in plain text.
How we use information
We use personal information to:
respond to your enquiries and provide real estate services; send information you request; operate, secure and improve the site; comply with our legal, regulatory and real estate board obligations; and, where you have consented, send you relevant updates. You may withdraw consent to marketing at any time.
Your account & saved homes
When you create an account, we use your email to verify it, sign you in, and send account-related messages (such as confirmation and password-reset emails). The homes and searches you save are visible only to you and are used to provide that feature. Account data is stored on our behalf by our hosting and authentication provider (Supabase), under contractual safeguards.
You can remove saved homes at any time from your account, and you may request deletion of your account and associated personal information by contacting us. We send marketing or promotional email only with your consent, and you can unsubscribe at any time.
Cookies & analytics
Essential cookies keep the site working (for example, keeping you signed in). With your consent, we also use analytics to understand how visitors use DistrictIQ and improve it: Google Analytics (aggregate usage), Microsoft Clarity (session analytics, including heatmaps and recordings of how pages are used), and — where enabled — advertising and measurement pixels including the Meta (Facebook) Pixel and Google Ads. These non-essential tools load only for the categories you allow on the consent banner — if you decline, they are not loaded. You can change your choice at any time in (also in the footer of every page), and you can also control cookies through your browser settings. We do not sell your personal information.
Third-party and public data
Property listings are provided by the Toronto Regional Real Estate Board (TRREB) and PropTx under the Internet Data Exchange (IDX) program and are governed by their terms. School and assessment data is sourced from public bodies including the Ontario Ministry of Education, EQAO, Ontario Open Data and the local school boards. These sources are not controlled by DistrictIQ and have their own terms and privacy practices.
Sold & closed (VOW) data
Where you register and confirm a bona fide real estate interest, we may give you access to sold and closed listing information under the Toronto Regional Real Estate Board (TRREB) Virtual Office Website (VOW) program. Accessing this data establishes a broker-consumer relationship with DistrictIQ Inc., Brokerage. We record your acceptance of the VOW terms — including the date, the terms version, and technical details such as your IP address — to evidence that relationship, and we keep an audit log of VOW data access as required by the TRREB / PropTx VOW rules. We treat any personally identifiable information contained in VOW data as personal information under PIPEDA, use it solely to provide you real estate brokerage services, and do not sell, redistribute, or otherwise repurpose it. We may share your personal information with TRREB / PropTx (the Association) for auditing and legal purposes as required by the VOW rules.
Disclosure
We may share personal information with service providers who help us operate the site (for example, hosting and email), with our brokerage personnel to respond to your enquiry, and where required by law or by our regulatory obligations (including the Real Estate Council of Ontario). We require service providers to protect your information and use it only for the services we engage them to perform.
Where your information is processed
Some of our service providers store or process information outside Canada, including in the United States — for example Google (analytics), Microsoft (Clarity session analytics), Meta Platforms (Facebook Pixel advertising measurement), EmailJS (which delivers your enquiry to our brokerage) and Supabase (account hosting and authentication). While information is in another country it may be accessible to courts, law enforcement and regulatory authorities there under that country's laws. We use providers that apply contractual and technical safeguards, and we limit what is shared to what each service needs.
Retention & security
We retain personal information only as long as necessary for the purposes above or as required by law, and we use reasonable administrative, technical and physical safeguards to protect it. No method of transmission over the internet is completely secure.
Your rights
Subject to applicable law, you may request access to, or correction of, your personal information, or ask questions about this policy, by contacting us at info@districtiq.ca. You may also contact the Office of the Privacy Commissioner of Canada.
Changes to this policy
We may update this policy from time to time. The "last updated" date above reflects the current version, and continued use of the site means you accept the updated policy.
