Understanding condo building profiles

What is a condo building profile?

One page per building that gathers every active MLS® listing sharing the same municipal address — so instead of comparing scattered listings, you compare the building: its current inventory, asking-price spread, unit mix and maintenance-fee picture in one place.

How maintenance fees work

Condo corporations charge a monthly fee that funds the building's shared costs — commonly the building envelope, insurance, amenities and sometimes utilities. Fees scale with unit size and what they include, which is why the same building shows a fee range. Each profile lists what the fees on its current listings report covering; always confirm against the status certificate.

Why buildings differ

Two towers a block apart can price very differently: age, unit sizes, amenities, reserve-fund health and management all show up in the numbers. Comparing a building's median asking price and fee level against its neighbours is the fastest way to spot which differences the market is pricing in.

What DistrictIQ provides

Live MLS® listing data refreshed through the day, aggregated per building — never estimated. Where a figure isn't in the data (an official building name, an exact unit count), the profile simply omits it, and each building connects to its neighbourhood, schools and catchment pages for the full research picture.

What does a building page show?
Each building profile aggregates every active MLS® listing sharing the same municipal address: condos for sale and lease, lowest/median/highest asking prices, an honest price-per-square-foot band (MLS® reports unit sizes as ranges, so we publish a band rather than invented precision), monthly maintenance-fee statistics, the bedroom mix, nearby schools with catchments where available, and other buildings nearby.
How current is the data?
Listing data syncs from MLS® through the day; building statistics recompute on every page refresh cycle (about every 10 minutes). DistrictIQ never estimates or fabricates building facts — every figure derives from live listing data.
