Note
The condo floor
Across six Ontario cities, the median asking price for a condo apartment sits inside a band from $400K to $580K — a range of less than 1.5×. The median for a detached house in the same cities spans from $850K to $1.9M, a range of more than 2.2×. A city's overall median is mostly telling you its detached–condo mix.
On October 13 the six cities featured in our catchment-span Shortlist had a combined 16,306 homes for sale. Their city-wide medians ranged from $719K in Hamilton to $1.4M in Oakville — nearly a two-times spread. Buyers read those medians as a statement about how expensive a city is. But when the same inventory is split by dwelling type, the picture changes.
The condo-apartment medians across the six cities are: Toronto $580K, Vaughan $579K, Burlington $570K, Oakville $554K, Mississauga $529K and Hamilton $400K. Remove Hamilton — whose condo stock is materially different — and the remaining five sit within $51K of each other. A buyer shopping condos would find asking prices broadly similar from Toronto to Burlington.
The detached medians tell a very different story: Oakville $1.9M, Vaughan $1.7M, Toronto $1.6M, Mississauga $1.5M, Burlington $1.5M and Hamilton $850K. The range is more than $1M from top to bottom. Oakville's detached median is more than double Hamilton's. It is the detached market, not the condo market, that makes the city medians diverge.
What the gap tells you
Within each city, detached houses ask between 2.1× and 3.4× what condos do. Hamilton is tightest at 2.1× — not because its detached homes are cheap, but because its condo median ($400K) is closer to a regional floor. Oakville is widest at 3.4×, reflecting a detached stock that sits at the top of Ontario's range and a condo stock that sits in the same band as every other city. The city median lands between the two, at a point dictated by the mix — and no buyer actually shops at the city median, because nobody is indifferent between a condo and a detached house.
Type medians were read from the /market/{city} page for each of the six cities on October 13, 2026. Each page resolves from the same active MLS® for-sale listing feed behind every DistrictIQ school profile and market report. Medians are published for dwelling types with five or more active listings. The detached, townhouse and condo-apartment categories follow the MLS® property-type classification as published in the listing's own record. All figures are asking (list) prices, never sold prices.

A Note is one finding, written once. Nothing on this page resolves from current inventory: every figure was read from the DistrictIQ page named beside it, on the date given there, and the wording was fixed on October 13, 2026. Inventory moves and these figures do not, so the live number is always the one on the linked page. Where the two disagree, trust the linked page.
